What about inspections? I give all my clients a list of inspectors and a copy of what their inspection reports will look like. I don’t make any recommendations because this is outside of my area of expertise. I also encourage everyone to look at the website of the inspection company for warranty coverage. The industry is changing so fast it needs to be a buyer’s responsibility to pick the inspection company and be aware of the warranty coverage. The buyer must remember that the inspection companies cannot tear a house apart to look for possible defects but they try the best that they can to give you an accurate representation of the condition of the house for your review. Any buyer has the right to call the inspection company with questions regarding the inspection and they should always be present for the inspection.
