You have to remember, even your first time home buyers are more informed because they do research on the internet for home prices. Even if you’re one of the lucky ones that sold your home with an inflated price and your buyer is getting a mortgage, you still have to get an appraisal. The appraiser may not agree with the sales price. These transactions rarely go to closing because the buyer usually feels cheated even if the seller comes down to appraisal price. Overpricing is never a good idea.
